PRESIDENT'S CORNER (JANUARY 2005)

Hello Fellow Breckenridge Neighbors,

I want to introduce myself to you and take this opportunity to tell you a little bit about myself and my vision for our community as your current Breckenridge Homeowners Association President.

My Name is Johnny Meyer, I have been a resident of Breckenridge, with my wife and my 12Yr.old daughter since September of 1999. I served as a Breckenridge Board Member in 2003 – 2004 and have been a Block Captain since the Breckenridge Homeowners Association was founded. It is an honor to have been elected as your new Breckenridge Homeowners Association President.

I would also like to take this opportunity to recognize and thank our pass President and Founder of our Breckenridge Homeowners Association- Mr. Danny Eddings. With out Danny and previous Board Members, the Breckenridge Homeowners Association would not be what it is today.

Moving forward we have to keep two major goals in mind:
- Making our subdivision a safe and healthy area to raise a family.
- Maintaining the appearance of our subdivision to promote property value appreciation.

The value of our homes has increased greatly over the past two years and I’m sure we all want to keep that trend going. To that end the BHA Board has initiated a new policy regarding covenant violations. Your Block Captains are in the process of delivering a letter to your home explaining the new policy. The following paragraphs represent the contents of the letter you will receive. Please take the time to inform yourself of the changes that have been put in place to protect your and your neighbor’s property values.

“The Breckenridge Homeowners Association (BHA) is sending this letter to all Breckenridge residents as notification that Sunrise Homes Incorporated has formally relinquished all responsibilities and obligations to manage and maintain Breckenridge Subdivision. It is now up to the residents themselves to maintain the subdivision’s appearance and general lifestyle. The BHA board has legal ownership of the Covenants, Utilities and Common Grounds Maintenance. We will need help from all residents to keep the subdivision from deteriorating and to maintain a safe and enjoyable environment for all.

As you know Breckenridge is a covenant-restricted subdivision. This means that there are certain rules about the appearance and upkeep of property within Breckenridge that all homeowners are required to adhere to by law. Your home value is directly tied to the appearance and upkeep of Breckenridge and these covenants provide the minimal standards required to maintain the neighborhood for the benefit of all its residents.

In the past it has been awkward for the officers of the BHA to directly interact with homeowners about covenant issues, and have lead to hurt feelings and tension in certain past situations. The BHA has determined the need to formalize the process and acquired the legal services of Thomas Gray, Attorney At Law. Mr. Gray will handle all resident notifications of covenant violations and the legal enforcement of issues not corrected. Mr. Gray, on the advice of the BHA board, will send letters to homeowners as reminders of particular covenant issues. If you receive a letter concerning a specific covenant issue on your property please do not react in offense but review the letter with the thinking of the covenants are in place for your benefit as well as the neighborhood as a whole. Please consider the initial letter as a friendly reminder.

The process has also been formalized to include a means of covenant violation reporting. Covenant issues can be filled with the board by filling out the Covenants Infraction form, located on WWW.BHASlidell.com. Copies can be provided if needed by contacting any BHA board member or block captain.

Please review the covenants and your property to verify that you do not unknowingly have any issues to address.”
